📜 House Rules

NOISE AND CONDUCT1. Tenants shall not make or allow any disturbing noises in the unit by Tenant, family or guests, nor do, nor permit anything by such persons, which will interfere with the rights, comforts or conveniences of other persons.2. All musical instruments, television sets, stereos, radios, etc., are to be played at a volume which will not disturb other persons.3. The activities and conduct of Tenant, Tenant’s guests and minor children of Tenant or guests, outside of the unit on the common grounds, parking areas, or any recreation facilities must be reasonable at all times and not annoy or disturb other persons.4. No lounging, visiting or loud talking, that may be disturbing to other Tenants will be allowed in the common areas at any time.


CLEANLINESS1. The unit must be kept clean, sanitary and free from objectionable odors.2. Tenant shall assist management in keeping the outside common areas clean.3. No littering of papers, cigarette butts or trash is allowed.4. No trash or other materials may be accumulated which will cause a hazard or be in violation of any health, fire or safety ordinance or regulation.5. Garbage is to be placed inside the containers provided and lids should not be slammed. Garbage should not be allowed to accumulate and should be placed in the outside containers on a daily basis.6. Furniture must be kept inside the unit. All personal belongings must be kept inside the unit, or in storage areas approved in writing by Landlord/Manager. Any items outside the unit (unless approved in writing) are subject to removal by Landlord/Manager. Tenant may be charged for the cost of removal.7. Articles are not to be left in the hallways or other common areas.8. Clothing, curtains, rugs, etc. shall not be shaken or hung outside of any window ledge or balcony.

TRASHTrash day is currently on Thursdays and we expect that trash cans will be returned to their fenced receptacles within 24 hours of pickup. Trash cans that remain unreturned after 48 hours will incur a $10 return fee applicable to next month’s rent. If infirmity, or travel requires assistance by exception, please let us know in advance. Not only is it important for maintaining the appearance of our complex, but it helps make more street parking spaces available.PARKINGResidents are assigned 2 parking spaces that are reserved for well maintained vehicles only! All other uses (i.e. oil changes, loitering, sports, storage, etc.) is forbidden under your lease and therefor subject to fines.SMOKINGSmoking cigarettes, cigars, hookah, or vaping is strictly forbidden indoors, and is only allowed outdoors when it does not annoy neighbors.HOUSEKEEPINGResidents are responsible for keeping interiors (and appliances) free of damage and exteriors free of debris, trash or unsightly objects. We supply and replace furnace filters three times annually, but residents supply all light bulbs. A forth filter change between Thanksgiving and March is available upon request. Kids are cute and free to play with their toys, but toys left out and about afterwards are not appropriate for the appearance of our complex. For their safety, no child’s play is allowed on rocked areas or in the trash can cubicles aka can kennels.SIDEWALK LIGHTINGYour front door switch may control the sidewalk lights which give our complex an elegant appearance at night and add important elements of safety and security. These lights are to be on during dark hours, but you may leave your front door light on or off separately if switches allow the independence.

How much is the monthly rent?

Rent rates vary by location, features, and size. Check availability for more details.


What utilities are residents responsible for?

All residents are required to sign up for trash (Waste Management), gas (Southwest Gas), and electric services (NV Energy). Additionally, residents must have a working phone number and email address. If a washer/dryer was not part of your rent, you will need to own or lease a washer and dryer as well.

What’s the difference between a townhouse and an apartment?

A townhome or townhouse is generally a two story layout with nobody else living above or below you. Instead, you have your own two floors and only share a common wall with neighbors next door and enjoy a much quieter living. Apartments however, are generally single story living and can have other renters living above and below. Apartment complexes can also be many stories tall in order to house as many units as possible, thereby making them fairly busy as well.


How do I get a mailbox?

To obtain a mailbox and key, visit the local USPS office. Your mail can be collected in the lock box nearest your complex. Your box number is randomly assigned by the USPS and does not correlate to your apartment or building number.


Am I allowed to make duplicate copies of my home keys?

Yes, we encourage you to make a copy of your key. However, for your safety only give a copy of your key to your absolute most trusted friends and family members. Both Lowes and Home Depot have key duplication services. Losing your keys may be subject to a key replacement fee or a locksmith fee.


How is rent paid?

Rent is due on the 1st of every month and is paid online via bank transfer (free) or using either a credit card (Visa, MasterCard, or Discover) or debit card. We’ll help you set-up automatic payments for safe and easy payments. This way, you won’t have to worry about your rent being late, getting lost, or not getting paid if you’re out of town when rent is due.


Do I need to have a checking account or credit/debit card?

Yes. Starting in 2018, all new leases are required to pay online for efficiency and security. However, if you’re unable to do so, exceptions can be made on a case-by-case basis.

🐶 Pet Guidelines 🐱

We love pets and have some pet friendly apartments. However, we do have some rules to help keep the location safe, clean, quiet, and organized.


Pet types

Currently only small and medium sized dogs under 35 pounds in weight are allowed. Cats, caged birds, and other small indoor animals may be approved upon request.


Dog Breeds

Unless otherwise approved for service reasons, certain dog breeds are excluded including any of the following breeds: Pit Bull, German Shepard, Rottweiler, and Bullmastiff.


Quantity and Size Limitations

Only one dog is allowed per residence unless otherwise approved. All dogs are required to be under 35 pounds in weight.


Pet Walking

Please be mindful of the common areas behind and around the complex. Do not let your dogs bark, howl, run freely or without a leash, or be unattended at anytime. If your dog is prone to barking, please calm your dog regularly and keep its sound to a minimum. Be careful with your dog and do not let it approach other residents or residents’ pets at any time.


Pet Waste

You are required to pick up and dispose of pet waste in plastic bags as soon as it occurs. Be respectful of other residents and the property by keeping it clean. If maintenance crew discover unattended pet waste while conducting lawn care or maintenance, it will be reported to management and could result in a fee if not properly disposed of.


Pet Sitting and Guest Pets

Residents are not allowed to conduct pet sitting and are prohibited from doing so professionally on the premises. Guests are not allowed to bring pets on the property at anytime unless otherwise approved by management in advance.
